Sand Club Newsletter --Annual General Meeting 15th March 2025
Dear owners,
The next Annual General Meeting of Sand Club Community takes place at 10am on 15th March 2025 and I hope to see you there. I will again be standing for President and if you wish to support me, but cannot attend in person, please let me know via e-mail or return the forms sent out with the agenda indicating your support.
The last year has been very challenging. The first six months was dominated by mostly weather related complaints about damage to the exterior of the community blocks, particularly the roadside blocks and the red painted walls all around the community. We have worked very hard
to address all these problems and so I can report that all red walls have been repaired and repainted, block six, repaired and repainted where needed, and blocks four and one have been completely repaired and repainted between January and December 2024.
At the same time complaints were received that the solarium around the pool, along with the steps and red walls in this area being were due for repainting, and many palm trees were at an age that they needed extensive work to tidy the trunks which needs very specialist attention.
There were also many separate areas of damage in other parts of the community that needed attention due to flooding problems or leaks.
These have all been dealt with as much as we can, but much work remains for this year including the repainting of all the poolside blocks and the completion of block two, so that all owners are treated equally with regard to maintenance.
It has always been an important principle that although we cannot repaint everywhere within one financial year, once a program is started, it is completed to the same standard for everyone, to keep this equality of outcome.
It was also necessary to try to stop the dumping of rubbish by owners or others into the area where skips are often placed in front of apartments 160 and 161. This was causing great distress to owners, and very large expenditure to the community to keep clearing. Therefore a 1.5metre high sliding gate was agreed by the committee and ordered to stop this, but still allow
access for skips when needed. Unfortunately the contractor installed a gate 2metres high instead, although the cost was the same. It has however appeared to have stopped the problems.
Due to the large expenditure needed for all these efforts the building fund that we have had for many years has been depleted. Therefore there is a proposal on the agenda to increase the community fees for everyone by 10% this year as mentioned at last years meeting.
Also there is a proposal to add an extra 10% of these new fees to all properties that have a V/V license, to take account of the extra costs for the community that these properties cause due to the nature of their use. This is the first time since 2009 that the community fee has risen,
despite a 25% cut to fees in the first few years of my becoming President, so I hope you understand the need for this step and will vote accordingly.
